Leasehold Property : Leasehold is a form of entitlement over land where one party buys the right to occupy land or a building for a given length of time, subject to the conditions of the lease. As lease is a legal estate, leasehold estate can be bought and sold on the open market, subject to the conditions of the lease.
Khas Land: Land owned by the Government which is under the ownership and guardianship of the Ministry of Land.
Sub-Registry Office : The main land office that controls a few Thanas in a particular District. Registration of Land have to be done in the Sub-Registry office.
Tahsil Office : This is the government office under the Ministry of Land which keeps record of Land Tax for particular pieces of landed property. Land Tax must be paid in the Tahsil Office designated for a given area.
AC Land Office : This office of the government under the Ministry of Establishment keeps control over a certain area consisting of a collection of Mouzas. This office deals with Mutations, and other Quasi-judicial matters. However, land records are maintained by the Ministry of Land.
DC Land Office : This office is the office that controls the AC Land office and is the highest authority regarding land for an entire District.
Kharij (Mutation) : This is the formal process of recording a land in the name of a new Owner. This is how the government recognizes a new Owner and allows him to pay Land Tax.
Porcha : Porchas are documents issued by the concerned departments of the government that evidences the corresponding records concerning a particular land in the Record-of-Rights maintained by the government under the provisions of the State Acquisition and Tenancy Act 1950. Every land owner is issued a porcha under which details of the said land as they are contained in the Record-of-Rights maintained by the government are stated. Porchas can be of different types and correspond to the different surveys that have been done across the country. The common types of porchas are, C. S. Porcha, S.A Porcha, R.S. Porcha, City Jorip Porcha, Mutation Porcha.
Khajna Rashid : The receipt that evidences payment of Land Tax.
Duplicate Carbon Receipt (DCR) : The receipt that evidences the payment of charges concerning Mutation of property.
Jamabhag Prostabona : The proforma form that is used to create and record the grounds for Mutation of property.
Mouza : The basic unit for record of land in land survey is the Mouza. A Mouza can have many thousands of Khatians.
Khatian : When expressed as a number, Khatian is the record and description of Property on the basis of ownership of one or more persons. Khatian and Daag numbers are given on the basis of ownership and type of land in an area. Khatian can also mean record and description of property in general.
Daag : This is the identifying number of a specific piece of land in a Khatian. A Daag can be owned by one or more persons
